Our homebuyer education classes help individuals understand the home buying process.

 
 

Buying a house is often the biggest investment anyone will make in a lifetime. It’s critical to understand what options are available, the mortgage process and ABC’s of homeownership. Nogales Community Development staff help people define their individual financial capability as they take these important first steps toward home ownership.

  • Analyzing mortgage affordability:

  • Paying off debt

  • Understanding your credit report

  • Credit counseling

  • Homeownership education


Homebuyer Education Workshop

Our homebuyer education classes help individuals understand the home buying process and put them on the road to buying their first home. This workshop will teach:

  • Mortgage processes from application to closing

  • Basic homeownership terms, steps and strategies

  • How to care for and maintain your home

  • Foreclosure Prevention Counseling

When a community member can’t make his/her mortgage payments, NCD certified housing counselors can help him/her negotiate with the lender to ease the situation. NCD counselors work one-on-one with clients to develop a crisis budget and an action plan.

Documents needed to start this process:

  • Last mortgage statement

  • Proof of income- one month of pay stubs

  • Most recent federal income tax filing

  • Last two bank statements

  • Hardship letter explaining your situation

  • Monthly income & expenses

NCD is a HUD certified housing counseling agency, with funding through the National Foreclosure Mitigation Counseling (NFMC) program, the Arizona Department of Housing and the Attorney General’s Foreclosure Mitigation initiative.

NCD has one of the highest success rates for foreclosure prevention in Arizona and has helped more than 200 families and individuals remain in their homes.

Luis Carlos David: Acclaimed Documentary Film Maker

Luis Carlos Davis always wanted to be a filmmaker. He had his undergraduate degree and was working on his Master’s degree in Latin American studies with a focus on media arts and journalism from the University of Arizona when he enrolled in NCD's IDA program. He used his IDA savings to study film through the New York Film Academy in Oxford, England.

He completed his Master’s degree and in 2009 released his critically acclaimed documentary ‘389 Miles: Living the Border’. The film has been screened nationally and internationally and has won him accolades at several film festivals. In 2010, he was named Tucson’s 40 Under 40 Man of the Year.
